There are many ways that townhomes differ from single-family homes. Here are a few things you should know:

• Each home is built individually yet shares the same roof and foundation.  Interior walls are insulated on both sides. This makes our homes highly private and quiet.
• The Homeowner’s Association (HOA) provides community maintenance, water for sprinkler systems, and electricity for exterior lighting.
• Your home exterior is professionally maintained by the HOA. You’ll never need to paint the exterior, mow a lawn, or trim the bushes in front of your home.
• Insurance is less than a single-family home. You’ll have exterior insurance provided by the HOA, and will only need to provide an “inside the walls” insurance protection, saving you on your homeowner’s insurance policy.
• Lock it and leave it. With lower maintenance, you can enjoy more time to do the things you love.

Yes, all CB JENI communities have homeowner association (HOA) fees, which help maintain the quality and appeal of the community. These fees typically cover the upkeep of common areas, landscaping, community amenities (such as pools, parks, and walking trails), and other shared services that enhance the neighborhood’s overall experience.

More importantly, HOA fees also cover the exterior maintenance of your townhome.  This means items like your roof, brick or siding and exterior trim all are maintained by the HOA.  In turn, this reduces the amount of coverage you are required to carry which lowers your homeowner’s insurance premiums.

The price listed on our home plans is the base price for the home, which includes standard features and finishes. Additional costs may apply depending on elevation options, upgrades, lot premiums, and other factors specific to the community or home design.

If selecting one of our quick move-in homes, the total price including upgrades and other premiums is represented in the list price.

The timeline from purchase to move-in for a CB JENI home varies depending on the specific home and community.  It can take 6-8 months for a newly constructed home to be completed. However, we also offer quick move-in options for buyers who are ready to move sooner.

Quick move-in homes are either completed or near completion, allowing for a faster transition. For more precise information about your desired home, please contact the CB JENI sales team to discuss available timelines and move-in options.

While you are welcome to work with a real estate agent when purchasing a CB JENI home, it is not a requirement. Many homebuyers choose to work directly with a CB JENI sales representative, who can guide you through the process and provide all the information you need about available homes, financing options, and community features. If you already have a real estate agent, they can assist you throughout the process as well.

To avoid paying PMI on your new CB JENI home, you generally need to make a down payment of at least 20% of the home’s purchase price. PMI is typically required for conventional loans when the down payment is less than 20%. If you’re unable to make a 20% down payment, you may want to explore other financing options, such as VA loans (for eligible buyers), or check with CB JENI’s recommended lenders for potential solutions to minimize or eliminate PMI.

Get Pre-Approved Financing:  It’s always a good idea to get your financing in order when starting to shop for a new home.  A mortgage lender can help you understand how much you will need for a down payment and the estimated amount of your monthly payments.  This helps you be more informed and at ease when discussing the purchase of your new home.  CB JENI has preferred mortgage lenders that can help. 
3. Select Your Home: Choose your desired home design and lot. Depending on the stage of construction, you may also have the opportunity to select from our curated design packages.
4. Sign the Contract: Once you’ve made your selection, our sales team will guide you through signing the purchase agreement and any required documentation.  Earnest money will be due at this time to secure your new home.  This amount may vary by community.  Ask your sales manager for details.
5. Secure Financing: Work with one of our trusted lenders or your preferred financing partner to secure your mortgage. 
6. Construction Updates: If your home is still under construction, our team will keep you updated on its progress and provide opportunities to view the home as it nears completion.
7. Final Walkthrough: Before closing, you’ll complete a walkthrough of your new home to ensure it meets your expectations.
8. Closing Day: On closing day, you’ll sign the final paperwork at Green Brick Title and officially become the owner of your CB JENI home!

For safety and privacy reasons, tours of the construction site are generally not allowed during the building process. However, CB JENI offers scheduled visits and model home tours once the home is in a suitable stage. Our team is happy to provide you with regular updates on your home’s progress and answer any questions you may have throughout the construction process.

To file a warranty claim, please submit a warranty request on our website. A member of our customer service team will be in touch with you as quickly as possible. If it is an emergency, please call the appropriate emergency contact listed on the sheet provided to you at move-in or schedule emergency service as needed.
